Privacy Policy

Roam Free Vacation Home Rentals, operated by CTX Development, LLC ("Roam Free," "we," "our," or "us"), values your privacy. This Privacy Policy describes how we collect, use, and protect your personal information when you visit our website at www.roamfreevhr.com, our booking site at book.roamfreevhr.com, book a stay, or engage with our services through email, SMS, or phone communication.

1. Information We Collect

We may collect the following types of information when you interact with our website or services:

2. How We Use Your Information

We use your information to provide and improve our services. Specifically, we may use it to:

• Process bookings, payments, and deliver rental services
• Send booking confirmations, check-in instructions, and support messages
• Respond to inquiries and customer service requests
• Send promotional texts or emails with your consent
• Improve our website, services, and guest experience
• Comply with legal obligations and protect our rights

3. Text Messaging (SMS) and Email

We send text messages only to people who opt in by checking an unchecked consent box on one of our forms, or by texting us first. Giving us your phone number alone is not consent to receive texts, and consent is never a condition of any purchase. We ask for separate consent for non-marketing texts (replies to your inquiry, appointment scheduling and reminders, and service updates) and for marketing texts (offers, market updates and news).

Message frequency varies. Message and data rates may apply. Reply STOP to any text to opt out, or HELP for help. You can also email us at contact@roamfreevhr.com. See our Terms of Service for the full text messaging terms.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

You may unsubscribe from our emails at any time by clicking "unsubscribe" in any email. Opting out of marketing messages will not stop transactional messages about an active reservation or management agreement.

4. Cookies and Tracking

Our website uses cookies and similar technologies to analyze site traffic, personalize content, and improve your browsing experience. You can manage cookie preferences through your browser settings. Some features of our site may not function properly if cookies are disabled.

5. Sharing Your Information

We do not sell your personal information. We may share data with trusted service providers who assist in our business operations, including payment processors, email and SMS platforms, analytics services, and booking channel partners. Text messaging opt-in data and consent are never shared with third parties, as described in Section 3. We may also disclose information if required by law or to protect the rights, safety, or property of Roam Free VHR or others.

6. Data Security

We implement appropriate technical and organizational measures to protect your data against unauthorized access, loss, alteration, or misuse. While no method of transmission or storage is 100% secure, we take commercially reasonable steps to safeguard your information.

7. Your Rights

You have the right to:

• Opt out of marketing communications at any time
• Request access to your personal data we hold
• Request correction or deletion of your personal data
• Withdraw consent for data processing where applicable

To exercise any of these rights, contact us at contact@roamfreevhr.com.

8. Children's Privacy

We do not knowingly collect personal information from individuals under 18 years of age. If we become aware that we have inadvertently collected such data, we will delete it promptly.

9. Third-Party Links

Our website may contain links to third-party websites, including booking platforms and travel resources. We are not responsible for the privacy practices or content of those external sites. We encourage you to review the privacy policies of any third-party site you visit.

10. Changes to This Policy
