Welcome to Roam Free Vacation Home Rentals, operated by CTX Development, LLC ("Roam Free," "we," "our," or "us"). These Terms of Service ("Terms") govern your access to and use of our website at www.roamfreevhr.com, our booking site at book.roamfreevhr.com, and all related services. By using our sites or services — including booking a property or subscribing to communications — you agree to be bound by these Terms.

1. Use of the Site

You agree to use this site only for lawful purposes and in accordance with these Terms. You may not:

• Interfere with the operation or security of the site
• Provide false or misleading information
• Attempt unauthorized access to any part of the site or its systems
• Use the site for any commercial purpose without our prior written consent

2. Booking and Cancellations

Bookings made through our site are subject to availability and confirmation. Cancellation and refund policies vary by property and are disclosed at the time of booking. You are responsible for reviewing the property-specific cancellation policy before confirming your reservation.

Roam Free reserves the right to cancel or modify reservations in the event of property unavailability, safety concerns, or violations of house rules. In such cases, guests will receive a full refund or be offered an alternative property when available.

3. Payment & Fees

Payment is required at the time of booking unless otherwise specified in the property listing. We use secure third-party payment processors and do not store your full payment information on our servers. You agree to provide accurate billing and contact details for all transactions.

Property Owner Fees. Property management services are subject to a management fee (percentage of gross rental revenue), and may include setup or onboarding fees, which are disclosed before services begin. Guest-facing service charges (e.g., booking fees) may also apply. All applicable fees are outlined in each owner's individual management agreement.

4. Guest Responsibilities

By booking a Roam Free property, you agree to comply with all posted house rules, occupancy limits, quiet hours, and local ordinances. You are responsible for any damage to the property during your stay beyond normal wear and tear. Violations of house rules may result in early termination of your reservation without refund.

5. Text Messaging (SMS) Terms

Roam Free Vacation Home Rentals (CTX Development, LLC) sends text messages to property owners and guests who opt in. Non-marketing texts cover replies to your inquiry, discovery call scheduling and reminders, onboarding and service updates, and reservation details. Marketing texts, sent only if you separately opt in, cover offers, market updates and company news. You opt in by checking a consent box on one of our forms or by texting us first. Consent is not a condition of any purchase. You must be 18 or older to sign up for text messages from us.

You can cancel the SMS service at any time. Just text "STOP" to (737) 377-4879 or reply STOP to any message from us. After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again.

Carriers are not liable for delayed or undelivered messages.

As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency varies based on your inquiry, booking or account activity. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

Email: you may unsubscribe from our emails at any time by clicking "unsubscribe" in any email. Opting out of marketing messages will not affect transactional messages related to active bookings.

6. Intellectual Property

All content on this website — including logos, images, text, page designs, and proprietary tools — is the property of Roam Free VHR or its licensors. You may not reproduce, distribute, or use our content without prior written permission.

7. Limitation of Liability

Roam Free VHR shall not be liable for any indirect, incidental, or consequential damages arising out of or in connection with your use of the site or services, including but not limited to service interruptions, content inaccuracies, or booking delays. Our total liability shall not exceed the amount paid by you for the relevant booking.

8. Third-Party Services

Our site may include links to third-party websites or services, including booking platforms, payment processors, and travel resources. We are not responsible for the content, privacy practices, or functionality of these external sites.

9. Governing Law

These Terms are governed by the laws of the State of Texas. Any disputes arising from these Terms shall be resolved in the courts located in Travis County, Texas.

10. Updates to These Terms

We reserve the right to update or modify these Terms at any time. Changes will be posted on this page with a new effective date. Your continued use of the site following any changes constitutes acceptance of the updated Terms.
