Most properties are fully onboarded and live within 7–14 days. We handle photography scheduling, listing creation, platform setup, and pricing configuration. You sign the management agreement and we take it from there.
Our pricing includes a management fee, a guest service fee (paid by guests), and a small tech fee. Together these cover listing management, dynamic pricing, 24/7 guest communication, cleaning coordination, maintenance coordination, owner payouts, and reporting. There are no maintenance markups and no surprise charges.
Absolutely. You can block any dates you want for personal use, maintenance, or family visits through your owner portal. We just ask for reasonable notice so we can adjust pricing around your blocks and maximize the nights that are available.
Yes. We collect and remit applicable state and local occupancy taxes in the markets we operate. At year-end, we provide 1099 documentation for your records. Platforms like Airbnb also report and remit taxes directly in many jurisdictions, which we account for properly.
We handle the transition. Review your current contract for notice requirements (most are 30 days), give notice, and we coordinate the rest. Our management agreements have a 1-year minimum term, and we can relist your property immediately after your current agreement ends so there's minimal gap in bookings.
